Both Buyers and Sellers in a Real Estate transaction should retain an attorney to represent their interests. For a Seller, Thea will draft or review the contract and request modifications if needed; she will order title insurance, arrange for a survey of the property, obtain a "pay off" letter on your mortgage, clear any objections to the owner's title, schedule a closing, prepare necessary documents and attend the closing on your behalf. If you cannot attend closing, she will represent you with a power of attorney and deposit your proceeds check or arrange for a wire transfer.

For a Buyer, Thea will review the contract, review any professional inspection reports and request that defects or dangerous conditions be dealt with. She will follow the progress of your mortgage application, request extensions if required, review the title and request title defects be removed, attend closing and explain all documents before signing, review the title insurance policy when issued and forward all documents to you.
